A further thirteen are advertised outside the MLS, in classifieds and one directly by owner. Several of those look like the same homes listed twice, so the real count of distinct properties is around twenty. These are list prices, not sale prices, and they are not a valuation.

Those are the twelve largest. The remaining thirteen closed between $260,000 and $900,000, mostly in Valles de Torrimar, Torrimar Town Park, Torrimar Plaza, Alcázar and Alturas de Torrimar.
These are closed sales, not a valuation. Which of them count as comparables for a specific home is decided in a CMA.
La Villa de Torrimar is the top of the market
Eight of the twenty-five closings are in La Villa de Torrimar, and they run from $900,000 to $2,360,000. It is the only part of Torrimar where nothing has closed under $900,000 in three years.
One thing to know about the counts
Five more sales carry a Torrimar name but are in Bayamón, not Guaynabo: Parque de Torrimar, Plazas de Torrimar and Torrimar Estates. They closed between $199,500 and $520,000. We keep them out of the Guaynabo figures above, and anyone counting “Torrimar” sales from a portal will have them mixed in.
Checked against the public record
We ran the same thirty-six months through the public sold record. It returns 21 Torrimar closings against the 25 above, and the gap runs in both directions. Several of the 25 are recorded publicly under a street name with no Torrimar in it — 40 Calle Caoba, 267 Rey Gustavo, M26 Ridgewood — so a portal search for the community name never finds them. And the top sale of 2026, Reina Victoria in La Villa at $2,360,000, does not appear in the public record at all.
Torrimar is two markets under one name, and the MLS shows it cleanly. Twelve Torrimar closings between January and October 2026: six houses and six apartments or townhouses. They behave nothing alike.
Houses (6) | Apartments (6) | |
Price range | $710,000 – $2,360,000 | $205,000 – $925,000 |
Median | $1,737,500 | $357,500 |
Median $/sq ft | $410 | $286 |
Closed at, vs first ask | 82% | 98% |
Median days on market | 132 | 31 |
Cash | 1 of 6 | 4 of 6 |
A Torrimar house takes four times as long to sell and gives up eighteen percent of its first asking price. A Torrimar apartment sells in a month at almost the full ask. Average the twelve together and you get a number that describes neither.
The year’s extreme is Reina Victoria in La Villa de Torrimar: it closed at $2,360,000, the highest Torrimar sale of the year, after 571 days and at 61 percent of its first asking price. At the other end, A-107 Plaza del Torrimar closed at $205,000 and $175 a square foot, at its full ask, with zero days on the market.
For the wider picture, Guaynabo as a whole recorded 148 closings between January and September 2026, 29 of them above a million dollars at a median of $1,325,000 and $410 a square foot. Garden Hills is the other side of the same market.
The schools are the reason families land here
Guaynabo has three of the nine top private schools on the island, more than any other municipality, Dorado included: Baldwin, Wesleyan and the elementary campus of Commonwealth-Parkville. Puerto Rico runs a single island-wide school district, so none of that changes a property tax bill. The drive times from each community are here.
Next door, Garden Hills closes at a median of $360 per square foot against Torrimar’s $313, and The Legacy, the new building on Luis Vigoreaux, asks $818.
Who put these numbers together
Antonio Cartagena, broker, license C-13471, and Lizvette Robles, broker, license C-23765. InvEstate Puerto Rico. Every closing above was pulled from the MLS and cross-checked against the public sold record — 40 Calle Caoba, Rey Jorge 373 and Parque de Torrimar match to the dollar and the square foot in both. Figures as of October 7, 2026.
