The reconstruction was finished in October 2026 and the house is offered furnished and turn-key. Before you offer on it, ask us what the houses around it closed for: call 787-717-6443.
D-1 Sun Valley appears twice in the MLS under two numbers, at the same price and the same square footage. It is one house. Twelve more are advertised in classifieds without an MLS number, several of them the same homes again, so the real count of distinct properties is around eleven or twelve. These are list prices, not sale prices, and they are not a valuation.

Those are the fifteen above a million. The other thirteen closed between $295,000 and $985,000, mostly in Mansiones de Garden Hills, Garden Hills Terrace, Town Park, Alameda and Garden Hills Tower.
These are closed sales, not a valuation. Which of them count as comparables for a specific home is decided in a CMA.
39 J Street sold twice in 92 days
It closed at $1,050,000 on March 21, 2025 and again at $1,175,000 on June 21, 2025. Same 2,455 square feet. That is $125,000, or 11.9 percent, in three months, and it is the only double sale in the thirty-six months we pulled.
Garden Hills against Torrimar
Garden Hills closes at a median of $360 per square foot. Torrimar closes at $313. On the asking side the gap is wider: $565 here against $491 there. Garden Hills is the more expensive of the two, and the premium is real in both the asking and the closed numbers, not just the asking.
The Legacy, the new building on Luis Vigoreaux, asks $818 for a two-bedroom. Meadow Lane and Sun Valley, both resale, already ask more.
Checked against the public record
We ran the same thirty-six months through the public sold record. Searching the community name, it returns 10 Garden Hills closings against the 28 above. The public record files most of this neighborhood by street — Union, Hastings, Terrace, Green Hill, Flamboyán — with no Garden Hills anywhere in the address, so a portal search for the community name turns up barely a third of what actually traded.
Where the two sources meet, they agree exactly. S16 Jardín Street at $3,700,000 and $925 a square foot is the top Garden Hills sale of 2026 in both, and the highest rate recorded anywhere in Guaynabo this year. H-10 Green Hill at $2,900,000, 4,489 square feet and $646 a foot in October 2025, is the second in both.
Nine Garden Hills sales closed between January and October 2026, from $340,000 to $3,700,000, median $1,200,000, at a median of $316 a square foot. The median closed at 88 percent of its first asking price after 27 days — the fastest median of any community on this site. Sales that were already agreed before the listing went up are left out of this figure. Five of the nine cleared a million dollars.
Seven were houses, from $575,000 to $3,700,000, median $1,250,000 at $415 a square foot: S16 Jardín $3,700,000 · F2 Forest Hill $1,300,000 · Hastings Y-3 $1,265,000 · B Meadow Lane $1,250,000 · A-1 Flamboyán $1,200,000 · L-4 Terrace Street $985,000 · Garden Hills Town Park A-2 $575,000. Two were apartments, at $355,000 and $340,000, both closing at or within four percent of their asking price in days.
S16 Jardín is the sale of the year here, and it is a lesson in pricing. $3,700,000 at $925 a square foot — the highest rate recorded anywhere in Guaynabo in 2026 — closed at 92 percent of its first ask in six days. The slowest of the nine, L-4 Terrace Street, took 205 days and closed at 73 percent. Same neighborhood, same year.
The house-and-apartment split runs through Torrimar the same way. The community name covers both, and one average over the two describes neither.
Guaynabo as a whole recorded 148 closings between January and September 2026, 29 of them above a million dollars at a median of $1,325,000 and $410 a square foot.
The schools are next door
Guaynabo has three of the nine top private schools on the island, more than any other municipality: Baldwin, Wesleyan and the elementary campus of Commonwealth-Parkville. Garden Hills sits between them. Puerto Rico runs a single island-wide school district, so none of that changes a property tax bill. The drive times from each community are here.
