Size does not set the number here

Two condominiums of almost the same floor area, inside the same resort, can sit three to one apart in price. 6100 Rio Mar is 1,636 square feet; Rio Mar Village #102 is larger at 1,773 and asks less than half as much.

At Rio Mar the building and the view set the number, not the floor area. Anyone pricing off a per-foot average across the whole resort will be wrong in both directions, and the only figure worth having is the one for the specific unit.

One sale cleared a million dollars all year, and it is the cautionary one. 13 Mirador NE first asked $3,200,000 and closed at $2,000,000 — 62 percent, after 862 days. Two years and four months on the market. Nothing else at Río Mar took longer than 443 days, and the median was 100.

The contrast sits two rows down. 6000 Río Mar Boulevard 1302 and 8B both closed at exactly their asking price with zero days on the market, $760,000 and $650,000. Same resort, same year. The difference was never the location.

Río Mar is also the steadiest market we track for list-to-sale: nine of the twenty closed at 95 percent of ask or better. Below a million dollars this community prices itself accurately. Above it, the record has one data point in three years out of five total.

These are closed sales, not a valuation. Which of them count as comparables for a specific residence is decided in a CMA.
