Punta Las Marías sits at the western end and is San Juan, not Carolina. We track it alongside Isla Verde because buyers shop the two together.

These are list prices, not sale prices, and not a valuation. Which of them count as comparables for a specific residence is decided in a CMA. Figures as of October 8, 2026. Antonio Cartagena, broker, license C-13471, and Lizvette Robles, broker, license C-23765.
What closed in Isla Verde: 58 sales, January–October 2026
Fifty-eight residences closed in Isla Verde between January and October 2026, from $90,000 to $1,375,000, median $407,500, at $108 to $860 a square foot, median $464. Across the full thirty-six months the record carries 199 Isla Verde sales, median $425,000 and $440 a square foot.
Isla Verde is the tightest market on this site. The median sale closed at 97 percent of its first asking price, after 32 days. Sales that were already agreed before the listing went up are left out of this figure. Condado takes 57 days at 92 percent. Dorado takes 106 days at 91. Here a correctly priced unit does not sit, and three of the ten largest sales of the year closed at or above their asking price.
The rate is where the market gets misread. A median of $407,500 reads like an entry price, but at $464 a square foot Isla Verde prices above Guaynabo at $271 and above Palmas del Mar at $289. You are not buying cheap here. You are buying small, on the sand.

Only three of the fifty-eight cleared a million dollars, and all three were houses. Everything above a million in Isla Verde this year was land and square footage; everything that set a rate record was an apartment. The spread from $108 to $860 a square foot inside one neighborhood is eight to one, so the only number that means anything here is the one for your building.
