Looking at something in Los Paseos de San Juan?
Los Paseos sits in Cupey, inside the municipality of San Juan, and it is one of the very few gated addresses in the capital where the product is a house on a lot instead of an apartment in a tower.

Eight sales in three years, from $500,000 to $3,450,000, median $1,180,000, and five of the eight above a million dollars. Five of those eight closed in 2026 alone, which means the community is turning over faster now than at any point in the three-year record.
What the square footage buys
Los Paseos closes at $370 a square foot. Condado closes at $630. The same three and a half million dollars that bought 9,686 square feet on Mirador Street would have bought roughly 5,500 on Ashford Avenue. That is the trade, stated plainly: you give up the ocean and the walk to dinner, and you get nearly twice the house, inside the same municipality.
Against Guaynabo, which is the usual alternative for a family looking at gated San Juan, Los Paseos runs higher per foot — $370 against $271 — and higher at the top: Guaynabo’s million-dollar tier closed at a median of $1,362,000, and Los Paseos’ median across all eight sales is $1,180,000 with a $3,450,000 ceiling.
How the sellers did
The record divides cleanly. The three that priced correctly closed fast: F-10 Cibeles took its full $1,260,000 with zero days on the market; 47 Calle Capri closed in seven days; Paseo Alto closed at 99 percent of its ask in fourteen.
The two that did not took years. C-10 Calle Tivoli spent 890 days on the market and closed at 87 percent. Paseo del Prado closed at 74 percent. In a community that records fewer than three sales a year, there is no second wave of buyers to correct a first price.
These are closed sales, not a valuation. Which of them count as comparables for a specific house is decided in a CMA.
