Status as of October 7, 2026. Four homes in the MLS out of eight does not tell you how many are sold: the other four may be unreleased, sold directly, or already closed.
Read the square footage before you read the price
Two of the four listings publish 7,328 square feet and the other two publish 6,128. That is not a difference in the houses. One figure is total construction and the other is interior area: on 11B the MLS breaks it out as 6,128.24 square feet of interior space, 789.35 of exterior and 410.80 of garage, which is where 7,328 comes from.
If you divide price by the published number without checking which one it is, two identical townhomes will look like different products. This is the single most common mistake we see buyers make on new construction here, and it is the first thing we check on any sheet.
What the project is
Eight townhomes at 11 Carrion Court, at the intersection of Condado Beach and Ocean Park. The project describes four lofty floors per residence, four bedrooms plus flex space, and a chef-grade Italian kitchen with top-of-the-line appliances. Lot size is 0.16 of an acre.
What makes it unusual in Condado is not the finish level, it is the format: the pool, the gym, the rooftop and the terrace belong to each house rather than to a shared amenity floor, and each home has its own elevator and attached garage. In a market where the alternative at this price is a unit in a tower, eight neighbours and a private garage are the product.
What the project does not publish
No developer, no architect, no interior designer, no delivery date, no maintenance fee and no price list. We checked the project site and the MLS sheets on October 7, 2026, and none of it is there.
That is not a reason to walk away from pre-construction. It is a reason to ask for all of it in writing before a deposit, which is the part a sales office will not volunteer.
Four things to verify before you sign
- Which square footage the price is based on, and what is included in it.
- The maintenance fee, in writing, with what it covers.
- The delivery clause and the builder’s warranty, with the penalty for delay.
- CRIM certification and the use permit, before the deposit.
What has closed at The Grove
No closed sale at The Grove is public as of October 7, 2026. Three homes under contract are three contracts, and contract prices are not public until they close.
For what Condado itself has closed, ask us for the record. We pull it from the MLS and from public deed records, because new construction often closes outside the MLS.
These are closed sales, not a valuation. A valuation is a CMA, and we do that with you.
Talk to us before you talk to the sales office
One home is listed. If it is the one you want, the questions above are the ones worth asking first, and we will ask them with you.
