Active as of October 7, 2026. Three homes in the MLS does not mean three homes remain: new construction is often sold directly by the developer and never reaches the MLS. We ask for the current price list by lot before we show anything.
What the asking price has done since launch
Sereno launched in January 2024 at $1.9M to $3.5M, with an entry price of $1,899,000. The three homes in the MLS today ask $3,999,000 to $4,499,000.
Both numbers are published. Neither is a closed sale. Before you compare them, the question worth asking is which lots these three are: lot size at Sereno runs from 600 to 2,400 square meters according to the developer, and the listings that publish lot size show roughly 1,000.
The residence
Two levels, four bedrooms, each ensuite with a walk-in closet, and four and a half baths. Ceilings reach 20 feet in the living and dining area, 10 feet through the rest of the first level and 9 feet on the second. The primary suite measures approximately 18 by 18 feet, with a closet of 11 feet 10 by 11 feet and a bath of 16 feet 8 by 11 feet. One bedroom sits on the first level. Two-car garage and a butler’s pantry. Gross area runs approximately 4,750 to 5,000 square feet.
Kitchens are German-engineered by SieMatic. Surfaces are sintered stone by Neolith. The entry is an eighteen-foot architectural door by Projetta Aluminia.
Shared amenities: a swimming pool with terrace and sunbathing deck, a fitness center with cardio, weight and yoga areas, three pickleball courts, a members’ lounge, and dedicated playgrounds for children and pets. Interiors, landscape and amenities are by Orbis Design Group, the same studio behind Ocean Five Residences in Condado.
Four things to verify before you sign at Sereno
- The HOA budget. The MLS sheets show $0. That is an empty field, not a number. A project with a pool, a gym, three pickleball courts, a lounge and landscaping has an operating cost. Ask for the projected budget in writing.
- The use permit. The developer’s site says first deliveries in June 2026 and still reads “now under construction” in October 2026. Ask whether the permiso de uso has been issued.
- Your lot. Published lot sizes range from 600 to 2,400 square meters. The difference between the bottom and the top of that range is most of what separates one price from another.
- Lease restrictions. If the plan involves Act 60 or any rental use, get the restrictions in writing before the deposit, not after.
What has closed at Sereno
No closed sale at Sereno is public as of October 7, 2026. Every Sereno price you will read today, here or anywhere else, is an asking price.
We run closings by deed, not only by MLS, because new construction frequently closes outside it. If you want the Guaynabo closing record for the last 36 months before you make an offer, ask us for it.
These are closed sales, not a valuation. A valuation is a CMA, and we do that with you.
Talk to us before you talk to the sales office
We will pull the current price list by lot, the HOA budget and the permit status, and we will tell you what we could not verify. Then we will walk the lots with you.
