Luxury real estate in Puerto Rico is concentrated in four markets: Dorado, Condado, Río Grande's resort corridor and Guaynabo. In 2026 the three coastal markets closed more than $255 million in residential sales combined, and the medians could not be more different: $1.2 million in Dorado, $925,000 in Condado, $535,000 in Río Grande. This guide is for the buyer, usually arriving from the mainland, who is deciding where on the island to buy and wants numbers, not adjectives.
What the closed sales say in 2026
Asking prices tell you what sellers hope for. Closed sales tell you what buyers paid. These figures come from our own analysis of Stellar MLS closed transactions in 2026.
Market | Closed sales | Volume | Median sale | Cash buyers |
|---|---|---|---|---|
Dorado | 57 | $138.0M | $1.2M | 33 of 57 |
Condado | 60 | $73.9M | $925,000 | 40 of 60 |
Río Grande | 19 | $43.1M | $535,000 | 11 of 19 |
Two things stand out. First, most luxury purchases in Puerto Rico are paid in cash: 58 percent in Dorado, two thirds in Condado. Financing exists and works, but a cash buyer competes on different terms and closes faster. Second, the median hides the spread. In Río Grande one home closed at $350,000 and another at $28.5 million in the same year; five sales above $1 million were 26 percent of the transactions and 84 percent of the money. An "average price" for any of these markets is close to meaningless. What matters is the community inside the market.
Dorado: the island's deepest $1M+ market
Dorado is where Puerto Rico's high-end market has the most depth. Of the 57 sales closed in 2026, 33 were above $1 million. Price per square foot ran at $438 overall and $834 in the segment above $1 million, and that gap is the whole story of Dorado: the resort commands a premium the rest of the municipality does not.
- Dorado Beach (the resort, anchored by the Ritz-Carlton Reserve hotel): Dorado Beach East closed between $3.4 million and $7.5 million in 2026. The resort also has a beachfront condominium market that most buyers do not know exists: two West Beach Residences closed in January 2026 at $9.5 million and $11.6 million, and Plantation Village condominiums closed between $2.75 million and $3.1 million this year. The Isles, The Enclave and the new La Cala beachfront estates complete the picture.
- Sabanera Dorado: gated, family-oriented, next to TASIS Dorado; 2026 sales between roughly $1.16 million and the low $2 millions.
- Dorado Country Estates, Paseo Real, Dorado del Mar and the Costa Dorada beachfront condominiums: from the high six figures upward, outside the resort gates but ten minutes from them.

Condado: urban beachfront, building by building
Condado is the opposite proposition: no gate, no golf, and the ability to walk to dinner and to the beach. It is a condominium market, and the building matters more than the neighborhood. Sixty sales closed in 2026 for $73.9 million, a median of $925,000 and a median of about $630 per square foot. The top of the market is oceanfront on Ashford Avenue: Vanderbilt Residences, The ICON, and the new Ocean Five Residences at 1409 Ashford, five vertical homes on a private street.
Condado is also where the market meets Isla Verde, its neighbor to the east with the same beach and a different price point. If you are choosing between them, we wrote Isla Verde vs. Condado for exactly that decision, and the Condado guide covers the buildings.
Río Grande: resort living with the widest price range on the island
Twenty-five minutes east of the airport, Río Grande holds Bahía Beach (Four Seasons Resort and Residences Puerto Rico, the former St. Regis), Rio Mar,r, Grand Reserve at Coco Beach and Marea. The 2026 numbers explain why it confuses buyers: median sale $535,000, but Bahía Beach's median was $3.4 million, Rio Mar's $520,000 and Grand Reserve resales around $1.25 million. Three communities, three markets, one municipality.
Río Grande is the right answer for the buyer who wants nature, golf and the beach at a lower entry point than Dorado, and the wrong answer for the buyer who wants to walk anywhere. Our Río Grande resort communities guide goes property type by property type.
Guaynabo: privacy near the financial district
Guaynabo does not make headlines and that is its appeal. Gated communities such as Garden Hills, Torrimar, Santa María and Sereno attract executives and families who want space, schools and a fifteen-minute drive to Hato Rey. Homes from $500,000 to $5 million, mostly houses rather than condominiums, and the most stable resale demand on the island. See the Guaynabo guide.
The west coast: the same island at half the price per square foot
Rincón, Cabo Rojo, Isabela and Mayagüez are two and a half hours from San Juan and belong in this guide because of one number. Closed sales above $1 million on the west coast in 2026 ran between $408 and $679 per square foot, against $834 in Dorado's $1M+ segment. Our own listings show it: Casa Aurelia in Mayagüez, 6,800 square feet at $2,995,000, is $440 per square foot; Villa Toscana in Cabo Rojo, 4,547 square feet on 1,500 square meters with off-grid power, is $352. Buyers who want space and ocean and do not need to commute to San Juan should look west before they look at Dorado. We covered the corridor in Cabo Rojo and Joyuda.
Act 60 in 2026: what changed and what did not
A large share of luxury demand comes from Act 60 relocation, so the 2026 amendment matters. Act 38-2026 kept the 4 percent corporate rate for export services, added a requirement that new individual applicants not have been Puerto Rico residents in the six years before applying, and extended the program's sunset from 2035 to 2055. Existing decrees are not affected; they operate as contracts. The 0 percent treatment on certain capital gains for new individual investors has a deadline at the end of 2026, and that deadline is what is driving purchase timelines this year.
We are brokers, not tax advisors. The decree is a CPA conversation; the residence you buy to satisfy it is ours. Our Act 60 update and the 183-day rule cover the residency mechanics.
Why Puerto Rico rather than Miami or the Cayman Islands
The comparison comes up in almost every first call. Miami offers no state income tax but full federal tax. The Cayman Islands offer no local income tax, but a U.S. citizen owes federal tax on worldwide income wherever they live. Puerto Rico is the only jurisdiction where a U.S. citizen can become a bona fide resident, keep the passport and the dollar, fly without customs, and pay Puerto Rico rather than federal tax on Puerto Rico-source income under Section 933 of the Internal Revenue Code. That legal structure, not the beach, is why the buyer pool for a $3 million home in Dorado looks the way it does.
What to verify before you buy anywhere on the island
Puerto Rico is a civil-law jurisdiction. Ownership is what the Registro de la Propiedad says, closings are done by a notary attorney, property tax runs through CRIM, and the debt on a property can follow the property. Before signing on any luxury home:
- Title study against the Registry, not the deed the seller shows you.
- CRIM balance and any municipal debt.
- Permits for every structure, especially pools, generators and additions.
- Flood zone and elevation certificate for anything near the water. See how to check flood zones.
- Insurance quotes obtained before, not after, the offer.
- Power resilience: whole-house generator or solar with storage, fuel autonomy, and a water cistern.
Our due-diligence checklist explains why point one alone has cost buyers their deposit.
Frequently asked questions
What are the best gated communities in Puerto Rico for high net worth families?
There is no single answer, and the honest version is that the right gate depends on what the family needs daily rather than on which name carries most weight. What we can give you is the measured difference. In closed sales, Dorado Beach runs at a median of $1,270 per square foot, Bahia Beach at about $1,010, Condado at $650, Sabanera de Dorado at $552, Rio Mar at $363 and Palmas del Mar at $277. That is a spread of roughly 4.6 times between the top and the bottom of the same island, and it buys very different things. Dorado Beach and Bahia Beach are resort gates with hotel services attached. Sabanera de Dorado and Palmas del Mar are residential communities where families live year round, and Palmas has a school inside the gate. Condado is not a gate at all but a walkable urban district. Before recommending one we ask where the children will go to school, how often someone flies out of San Juan, and which hospital the family wants within reach, because those three answers eliminate three of the six for most buyers.
What is the most expensive area in Puerto Rico?
Dorado Beach. In 2026 Dorado Beach East closed between $3.4 million and $7.5 million and the resort's $1M+ segment traded at $834 per square foot, the highest on the island.
How much does a luxury home cost in Puerto Rico?
It depends on the market. The 2026 medians were $1.2 million in Dorado, $925,000 in Condado and $535,000 in Río Grande, with resort communities such as Bahía Beach at a $3.4 million median.
Can a U.S. citizen buy property in Puerto Rico?
Yes, with no restrictions. Puerto Rico is a U.S. territory; the process is a civil-law closing with a notary attorney and registration in the Registro de la Propiedad.
Do most luxury buyers pay cash?
In 2026, 58 percent in Dorado and two thirds in Condado. Financing is available through local banks, and we work with lenders who close for mainland buyers.
Where do Act 60 buyers concentrate?
Dorado Beach, Condado and Bahía Beach, with Guaynabo for families who prioritize schools and a commute to the financial district.
